Construction costs

How much does it cost to build a house in Antioquia and what drives the cost per m²?

Cost per square meter is useful as an early reference, but it should not be treated as a final price. Two houses with the same floor area can end up with very different costs depending on the site, design, structure, finishes and contracting method.

1. There is no single cost per square meter

A cost-per-m² figure can help establish an early investment range, but it compresses many variables into one number. To be useful, it should state what is included: studies, design, permits, construction, finishes, utilities, equipment, external works, management, contingencies and taxes, among others. Comparing figures with different scopes can lead to poor decisions.

2. Floor area and building geometry affect cost

A compact house with simple geometry generally uses structure, roofs, façades and building services more efficiently than a home with large cantilevers, double-height spaces, many level changes or a fragmented footprint. Cost depends not only on how many square meters are built, but also on how complex those square meters are to execute correctly.

3. Site conditions can materially change the budget

Slope, access, ground stability, drainage, earthworks and geotechnical conditions can create additional work. A lot that looks inexpensive may require retaining walls, excavation, engineered fill, special foundations or access solutions that would not be necessary on a more favorable site.

4. Structure and technical specifications

The structural system is defined from the design, soil study and project conditions. Long spans, cantilevers, basements, pools, special roofs or large glazed areas can increase concrete, reinforcing steel, formwork and labor quantities. Electrical, plumbing, gas, communications and other technical systems also influence cost.

5. Finish level is one of the most visible variables

Flooring, wall finishes, cabinetry, sanitary fixtures, faucets, kitchens, lighting, windows and built-in furniture can materially change the final investment. A cost-per-m² reference should therefore state whether it assumes basic, mid-range or high-spec finishes and which items are actually included.

6. Location and construction logistics

In Antioquia, access conditions can vary significantly between an urban project and a country home. Haul distances, access restrictions, storage areas, concrete pumping, special equipment and material handling can affect productivity and cost. Logistics should be reviewed during budgeting, not after construction has already started.

7. Check what is excluded from the advertised figure

Some commercial cost-per-m² references exclude studies, design, permits, professional fees, utility connections, landscaping, perimeter works, special furniture or contingencies. Before comparing proposals, bring them to the same scope and review exclusions, quantities, specifications and payment structure.

8. A project-based budget is the most useful reference

For an investment decision, work in stages: define needs and target area, review the site, establish a finish specification, develop the required studies and designs, and prepare a quantity-based budget. This moves the conversation from a generic price per m² to a budget that reflects the actual project.

A cost-per-m² figure is a feasibility tool, not a quotation. Before committing an investment, request a budget with clearly defined scope, specifications, quantities and exclusions.
