1. Why visual inspection is not enough
The ground surface does not reveal the full soil profile, strength, compressibility, fill material or groundwater conditions. Neighboring lots can differ materially, so foundation decisions should not rely only on visual experience or informal references.
2. What the investigation may include
Scope depends on the project and applicable requirements. It may include field exploration, sampling, testing, soil-layer descriptions, groundwater observations and geotechnical parameter assessment. The responsible professional determines the depth, number and type of explorations according to the structure and site.
3. Information needed by the structural engineer
The report should provide design-useful recommendations such as foundation alternatives, bearing and deformation parameters, excavation conditions, fill requirements and special considerations for slopes, groundwater or problematic soils.
4. Relationship with earthworks and retaining structures
On sloping sites or projects with basements, geotechnical information can be important for cuts, excavation, retaining structures and drainage. These works can represent a significant share of the budget and should be considered early.
5. What to review in the report
Confirm that the study identifies the correct project and site, describes the methodology, presents field and laboratory results, includes recommendations and is signed by the responsible professional. Conclusions should be consistent with the type of structure being planned.
6. The study does not replace construction-stage control
If excavation reveals conditions that differ from those anticipated, document them and consult the design professionals. Geotechnical and structural decisions must remain coordinated; changing a designed foundation without technical review can affect performance, cost and safety.
The scope of a geotechnical investigation should be defined by qualified professionals for the specific project and site; there is no single standard investigation for every lot.
